Learn About The Sneaky Summer Problem That Could Shut Down Your AC — And Flood Your Home
Here in the Treasure Valley, we spend all winter looking forward to summer. And then, usually on the first truly hot day of June, the calls start coming in. Not for broken compressors. Not for refrigerant leaks. The call we get over and over again goes something like this: “My AC stopped working and there’s water on my floor.”
Nine times out of ten, the culprit is the same: a clogged condensate drain line. It’s one of the most common — and most overlooked — AC problems we see, and it’s almost entirely preventable. Let’s walk you through what it is, why it matters, and what you can do about it before summer hits hard.
What Is a Condensate Drain Line?
Your air conditioner doesn’t just cool air — it also pulls moisture out of it. That’s why your home feels less stuffy and heavy when the AC is running. As warm, humid air passes over your system’s cold evaporator coil, moisture condenses (just like a cold glass of water sweating on a hot day). That water drips into a collection pan, then flows out of your home through a PVC pipe called the condensate drain line.
During a typical summer in Boise, your AC can remove anywhere from 5 to 20 gallons of water from your home’s air per day. That’s a lot of water flowing through a small pipe, and if anything gets in the way, you have a problem.
Why Do Drain Lines Clog?
The inside of a condensate drain line is a dark, damp, narrow tube — basically a perfect home for algae, mold, and mildew. Over time, biological growth builds up on the walls of the pipe and eventually restricts or completely blocks the flow of water. Dust, dirt, and debris from your air handler can also wash into the drain pan and accumulate in the line.
Spring is when this problem tends to reveal itself. The AC has been sitting idle all winter, and whatever growth started in the fall has had months to get worse. Then you flip the system on for the first warm spell in April or May, and within a few days or weeks, the line backs up.
What Happens When It Clogs?
This is where things get expensive fast. When the drain line clogs, water backs up into the condensate drain pan. Most modern AC systems have a float switch in the pan — when the water level gets too high, the float switch trips and shuts the entire system off as a safety measure. That’s actually the best-case scenario. You come home to a warm house, but at least you don’t come home to a flooded one.
If your system doesn’t have a float switch (common in older homes), or if the float switch fails, water overflows the pan and spills onto whatever is below it — whether that’s drywall, insulation, flooring, or finished living space. We’ve seen water damage that required ceiling replacement, subfloor repairs, and mold remediation, all from a drain line that never got cleaned.
Warning Signs to Watch For
Your system will usually give you some early signals that the drain line is struggling. Keep an eye out for:
- Water pooling near your indoor air handler or furnace
- A musty or mildew smell coming from your vents when the AC runs
- Your AC turning on and then shutting off quickly (short cycling)
- A visible drip or moisture stain on the wall or ceiling near your air handler
- Higher-than-normal humidity inside even when the AC is running
- An AC system that simply won’t turn on at all (tripped float switch)
If you notice any of these, don’t wait. A small clog is a 15-minute fix. A clog that’s been ignored for a few weeks can mean a service call plus a water damage bill.
What You Can Do Right Now
The good news: drain line maintenance is one of the easiest things a homeowner can do to protect their AC. Here’s a simple spring routine:
1. Find Your Drain Line
Look near your indoor air handler (usually in a utility closet, attic, or crawlspace) for a white PVC pipe, typically about ¾ of an inch in diameter, that exits the unit and leads toward a drain or outside the house. There’s usually a small access port — a cap you can unscrew.
2. Flush It with Distilled Vinegar
Pour about a cup of plain white distilled vinegar into the access port. The acidity kills algae and mold and helps prevent buildup. Let it sit for 30 minutes, then flush with clean water. Do this every spring before you start running the AC regularly, and again mid-summer if you live in a particularly humid part of the Treasure Valley.
3. Check the Drain Pan
While you’re at it, look at the condensate pan beneath your air handler. If there’s standing water in it, the line is already backing up. Wipe it clean and look for any discoloration, rust, or cracks. A cracked pan can leak even if the line is clear.
4. Consider a Drain Pan Tablet
You can buy slow-dissolving tablets designed to prevent algae growth in condensate pans. Drop one in at the start of the season and it will help keep the pan and line clean for several months. They’re inexpensive and available at most home improvement stores.
When to Call a Professional
If you pour vinegar down the line and it doesn’t drain freely — or if your AC has already shut off due to a suspected float switch trip — it’s time to call in a technician. A trained HVAC tech can use a wet-vac or pressurized flush to clear a stubborn clog, inspect the float switch, check for any overflow damage, and confirm the line is properly sloped so water continues to drain correctly year-round.
